The Phoenix Metro Real Estate Market: Where Do We Stand Right Now?
If you've been paying attention to real estate around Phoenix lately, you may have noticed something interesting.
The market doesn't feel like it did a few years ago.
Homes aren't flying off the shelves the way they were during the pandemic boom. Buyers are taking their time. Sellers are having to pay closer attention to pricing. And negotiation is becoming a much bigger part of the conversation.
Here's the important part:
The Phoenix real estate market isn't one big market.
It's thousands of smaller markets, neighborhoods and price ranges—and understanding that difference can make a BIG difference whether you're buying or selling.
So...What's Happening?
The latest Phoenix-Mesa-Chandler data shows buyers have more choices than they had a year ago.
Realtor.com reported about 17,707 active listings in the Phoenix metro in August, up 5.2% from a year earlier. At the same time, the median list price wa ...

???? THINKING ABOUT INVESTING IN MULTI-FAMILY REAL ESTATE IN ARIZONA?
When most people think about real estate investing, they think about buying one house and renting it out.
But there’s another strategy worth looking at...
MULTI-FAMILY REAL ESTATE. ??
Duplexes, triplexes, fourplexes, townhomes and larger apartment properties can offer investors the opportunity to build a portfolio while creating multiple potential income streams from one property.

You don't necessarily have to start with a 20-unit apartment building.
A duplex or fourplex can be an entry point for someone who wants to begin building a real ...

???? THINKING ABOUT BUYING A BRAND-NEW HOME IN ARIZONA?
There’s something pretty exciting about walking into a home that nobody has ever lived in before.
? Brand-new kitchen? New appliances? New flooring? Energy-efficient features? New HVAC? Modern floor plans? New warranties? No previous homeowner projects!
And Arizona has new home communities popping up all over the Valley, from Phoenix and Ahwatukee to Chandler, Gilbert, Queen Creek, Mesa, Buckeye, Goodyear, Surprise and Maricopa.
But here's something I tell buyers...
?? DON'T ASSUME YOU HAVE TO USE THE BUILDER'S REALTOR.
The builder has a sales representative working for the builder.
You can have your own Realtor representing YOU.
And having your own agent can be especially helpful when you're comparing communities, negotiating incentives, reviewing upgrades, understanding the purchase contract, navigating inspections and evaluating the home beyond the shiny model home.
Because here's the other th ...
